12 m2 room in shared apartment with a personal balcony

Hi I am renting out a room in my apartment the 1st of November on Amager next to Lergravsparken Metro (zone 1). The room is about 12 square meters with a personal balcony attached. I expect the initial contract to be 1 year but we can probably renew forever if we are compatible. If you want out sooner thats doable also. CPR of course allowed as Im not a scammer. I expect to charge 5500 pr month with everything included in the 5500. I can also give you the contact of my former tenant if we wanna move in together, so you can check with her for reference.

I am a 36 year old social worker and I have a kid thats 4, who stays with me every second week (half the time). Therefore, I have a clear expectation that you will not be drunk or inappropriate around the kid when I have him, he will be staying with me in my room in the opposite end of the apartment. I do not expect you to have anything to do with the kid, but if you like kids thats not bad. On the weeks I dont have him theres more options for you to have people over for dinner etc if you want that.
I like to read and watch movies, I dont really drink and I like peace and quiet. I’m a nerd thats into philosophy, psychology, politics, history etc. you dont have to be into any of that. The most important thing is we are cordial and can create good living arrangements together.
I really dont drink and I dont host parties.

Area:
The flat is nicely located on Amager next to the metro and other transportation options, a big park, close to the beach and near all the central shopping locations of Amager so its easy to get to wherever you need to be.
I personally think Amager is the center of the universe with everything you need close by. I would not live anywhere else.
